What is the reason for foundation cracking?
The reason foundations crack is because of the ground settling. This usually happens within two years of when the house was built. After the ground has settled then the only movement is from thermal cycling.
Why do sewer and well lines leak?
The holes that the well and sewer lines go through are patched with hydraulic concrete. Sometimes because of seasonal shifts in the concrete, the hydraulic cement breaks loose and allows water to get in.
Why do bulkheads leak?
Bulkheads are precast concrete molds that get bolted to your foundation. During the winter months the frost can sometimes get under the bulkhead near the top ACP and lift the bulkhead thus breaking the original seal. This will make a gap between the foundation and the precast ACP’s, allowing water to get in.
Why do floors crack?
There are two reasons that floors crack:
- The floor is a large area and concrete has a tendency to shrink when it is curing creating cracks in the floor.
- The next possibility is because of settling. This settling usually occurs within the first and second year of the home being built. Under normal circumstances they don’t tend to get any bigger after the second year.
